These are a great way of quickly obtaining the blueprint for a dream home. Changes and additions can be made to them to make them truly original, and will cost much less to procure.

Architects are great value for money, but not everyone has the budget for both them and their dream house. Buying off the shelf plans can be an ideal middle ground. The architect can make minor changes to the plans for a lot less than they would charge for creating them. It makes no difference to the building contractor as long as he has clear plans to work from.

A quick internet search for building plans or something will soon return a multitude of companies offering ready-made designs for a home. These are an excellent middle ground for those who can’t quite stretch to the fees of an architect. The plans can then be modified to suit your region, and local geology and conditions. Often the architect will just charge an hourly fee to make the changes, offering a much better, and more affordable option.

Be aware though that many of the plans bought from other regions may be designed specifically for that area. If you buy a set of home plans from Colorado or Virginia they will be designed to fulfill different needs than those of Florida. You are unlikely to ever need under floor heating for example, whereas Colorado would.
There are also the regional building codes to consider. I don’t know for sure, but I imagine the codes in Virginia are going to have differences to those of Naples. While it isn’t impossible to change plans to suit the region, it is an added expense as the changes won’t come free!

Once you have the plans, there are plenty of Naples construction firms who specialize in new home building. Meet some of them with the plans in hand and get a quote. Ask to see previous builds and contact previous clients. You are going to be giving them a significant amount of your money so you need to be sure.

Check with them that they fully understand the plans, and ensure they know what they’re doing. Often when dealing with home construction, the builders have the architect on hand, or on call to ask for any advice. They aren’t going to have that with a set of off the shelf plans. If there are issues with the plans, then the architect will probably charge by the hour in order to help your contractor out, which will just add to the overall cost of the project.

Buying plans off the shelf is a great way of getting something different, while not having to spend thousands of dollars having it designed. It comes at the expense of originality, but it is still going to be different enough to set you apart from the crowd.

Next, ensure you have a handle on the budget. It’s easy to over extend yourself financially. It makes no difference to us what you do, but there is nothing more frustrating than having to leave a build halfway through because the money ran out. Budget properly, and have a contingency fund of at least ten percent.
There are always unseen issues, spanners in works, or disasters behind walls or floors. A contingency fund is necessary to cope with all those kind of issues and keep the project on schedule.

Don’t skimp on finishings if you can possible avoid it. If your budget will stretch to either a thirty foot extension with sub-par finishings, or a twenty foot with decent or good finishings, then the latter should win every time. A room needs to be finished off well in order for your mind to accept it. Your eye will pick out sub-optimal finishing or fittings and won’t be happy with them.
